Specification of the work to be done and the materials to be used in the erection and completion on site at Unitec’s Applied Technology Institute of a residence as per the accompanying drawings.

This specification is to be read in conjunction with the accompanying drawings and any other drawings, which may be issued during the currency of the contract.

Any item in this specification and not shown on the drawings and vice versa shall be equally binding as though included in both.

The agreement provided is to be completed by both parties before the commencement of any work at Unitec.

Any additions, omissions or variations to the contract shall be authorised in writing and an agreed price stated.

General
·       All materials and workmanship shall comply with and be carried out strictly in accordance with the relevant building codes and local authority requirements.
·       All bracing is designed in accordance wind region R2 and earthquake zone A (NZS 3604: 1999 Section 5) if relocation into any other region/zone is required re-design and subsequent variation to any quoted price may be necessary.
·       The building is built to a  ” high wind” zone specification  however the bracing is designed for a ” very high wind” zone. The only reason for this is to compensate for the fact that the house is to be relocated / moved.
·       Owners are advised to ensure that the building complies with all bracing requirements particular to their site. If any additional bracing is required re-design and subsequent adjustment to any quoted price may be necessary.
·        All building inspections undertaken during construction at Unitec shall be conducted by Auckland City or an approved building certifier.


Extent of the work
·       Unitec undertake to erect and complete in the most sound and most workmanlike manner all the work shown or reasonably implied on the accompanying drawings and in accordance with this specification and the supply of all plant, tools, labour, materials, fixtures and fittings for the due completion of the work.



Completion of the Work
·       On completion at Unitec all trade debris is to be removed from the site and the building left clean with all services and mechanical parts in good working order.  The Owners are to inspect the building as complete in so far as the agreement requires.







The building consists of:


Roof                                       Colorsteel 0.4mm G2z, corrugated profile or similar laid over a breather type building paper, 14 degree pitch.
Trusses                                  Pryda or Gangnail approved.


Soffits                                    James Hardie 4.5mm pre finished eaves lining, refer to plan for soffit widths.


Fascia/Barge                         Taylor Colorsteel external fascia/spouting, round PVC
downpipes


Cladding                                Ex 200 x25 Cedar HP 66 Multisplay horizontal weatherboards fixed with 75mm stainless or silicon bronze nails including 2 coats of Resene Woodsman stain and aluminium or copper external corner soakers


Windows                                Aluminium powder coated awning-type with pine jamb liners.  High wind zone rating.
Glazing                                    Clear, bathroom / ensuite and toilet obscure toughened.  Double glazed.


Exterior Doors                       Front door-1980x810 Aluminium  obscure glazed  Lever lockset.
Back door- Aluminium glazed clear in frame to match windows.
Sliding stacker or bi-fold doors- Aluminium glazed clear in frame to match windows.


Wall Linings                          10mm Std. Gibraltar Board. (Fixed in accordance with manufacturer's recommendations)
Bathroom and ensuite 10mm Aqualine Gibraltar Board (ditto)


Wall Framing                         All timber shall be Radiata H1.2 No 1 framing MSG 8 & wet area( bathroom, WC, laundry and ensuite) H3.2.
Nogs – at 800mm crs
Studs - at 600mm crs.
Bracing –as per NZS 3604: 1999 as shown on the plans and bracing calculation sheet.
Lintels - as per NZS 3604:1999 or engineered lintels refer Mitek producer statement
20mm H3.2 cavity battens on all studs behind all cladding with polypropylene tape fixed vertically between each stud.

60x10mm FJ Radiata skirtings scribed at internal corners and mitred at external angles.
40mm FJ Radiata Cornice scribed at internal corners and mitred at external angles.

Note                                        Joist to bearer fixings (NZS 3604:1999 clause 6.8.6) are not included by Unitec and any joist to bearer connectors installed by Unitec are for the stability of the building while under construction and during transportation

All wastes are PVC and finished below floor level for future connection on site by the owners.

Note                                        All plumbing is pressure tested at pre-lining stage and again prior to the house being removed from Unitec. It is in any owners best interests to ensure that all plumbing connections are rechecked after relocation as Unitec accepts no responsibility for any subsequent plumbing leaks after the house has been relocated.

Insulation

Floor                                     Double sided perforated aluminium foil dished 100mm between the floor joists and with drain holes at the bottom of each dish.
Walls                                    All the wall cavities are to be tightly packed with the required thickness of approved R2.2
                                             polyester or fibreglass insulation.
Ceilings                                All ceiling areas are to be insulated with the required thickness of approved R3.2 polyester or fibreglass insulation.


Miscellaneous                    Wardrobes are to be fitted with one shelf ex 300mm wide fixed 1.750m above the floor and with a white powder coated wardrobe rail to the front edge.
Linen and hot water cupboards to be shelved with slatted shelves ex 100x25.
Form a ceiling access door in a convenient place (hallway).
